La Regione di Parigi al MIPIM di Cannes

"With 50 million m² (540 million sq.ft) of offices and 30 million m² (323 million sq.ft) of business premises, Paris Region is Europe’s leading market for commercial real estate. In recent years this market has seen the steady emergence of a real estate offer compliant with environmental quality standards (buildings with the HQE environmental quality label, for example), driven both by the needs of our environment and by companies’ requirements.

A few examples

The offices of engineering company Alto Ingénierie

This 100% timber building – everything from the structural frame through to the floors and infill panels is timber – meets the highest environmental performance standards. It has been built in the Le Gué Langlois business park, which has put in place a Démarche de Qualité Environnementale (environmental quality strategy).

The building has two levels, providing more than 1,000 m² (11,000 sq.ft) of offices and 50 m² (539 sq.ft) of residential accommodation.

The project was designed to meet traditional quality standards while at the same time keeping the building’s environmental impact to a minimum. Particular attention was paid to energy management and hygrothermal comfort with the aim of achieving PassivHaus accreditation.

The key measures taken to optimise the building’s performance and meet this target were as follows:

- highly-insulated building enclosure

- dual-flow ventilation with heat recovery

- geothermal heating system (heat pump on vertical loop)

- low-temperature emitters (radiant panels in ceiling)

- no air-conditioning

- summer comfort provided by using external solar protection (adjustable blinds) and optimisation of opening sizes

- optimisation of daylight and artificial light

- full treatment and reuse of rainwater on the site


The Ecopôle in Sénart

The Ecopôle in Sénart – a state-supported pilot scheme within the framework of the eco-region policy – is a business eco-hub being developed by three local authorities over an area of 300 hectares (740 acres), which will include several business parks. Environmental protection is an integral component of the Ecopôle’s design, implementation and management. The hub is primarily destined for eco-businesses and businesses of an environmentally responsible nature. The Sénart district as a whole is strongly committed to meeting the challenges of sustainable development, issuing a new Sustainable Development Charter in July 2008 which governs the development of business parks, from planning through to implementation and the observance of eco-responsible best practice by businesses operating in the parks. As a result Sénart as a region offers businesses an environment that will enhance their image, along with the capability to anticipate environmental regulations, while at the same time optimising their investment.


A dense, high-quality real estate offer in Hauts-de-Seine

Office real estate in the Hauts-de-Seine accounts for 23.8% of the entire Paris Region offer in this sector, with a total of 11.7 million m² (126 million sq.ft) of useable area.

With 42 accredited projects, Hauts-de-Seine is one of the French regions with the highest number of projects meeting French standard NF Bâtiments Tertiaires Démarche HQE® (NF Tertiary Buildings, HQE [High Environmental Quality] Procedure) – including the Tour Granite in La Défense, the first HQE accredited tower block delivered in France, EOS in Issy-les-Moulineaux and innovative projects like the Green Office® in Meudon.

By launching an international network of business districts, La Défense is leading the way towards the future creation of an environmental quality label for business districts.
