  • INTERVISTA in doppia lingua ad Alessandro Bronda, Head of European Research , Aberdeen Property Investors (9 novembre 2005)

Economista, padre italiano e madre inglese, Alessandro Bronda è nato in UK e vive a Bruxelles. Autentico poliglotta, prima di entrare in Aberdeen Property Investors ha lavorato in importanti strutture internazionali tra cui la svedese Catella.
E' stato recentemente cooptato nel Board di ERES, European Real Estate Society.

D. Sei nel settore già piuttosto noto. E comincia a essere noto anche in Italia è il Gruppo in cui lavori. Ma mi vuoi dare una Tua personale breve descrizione dell'attività della Società? E del Tuo ruolo all'interno della Società?
R. Aberdeen Property Investors, which is part of the Aberdeen Asset Management Group, is a European fund manager with assets under management of close to €8bn. Aberdeen provides variuos services such as portfolio, asset and property management. As Head of European Research, I am responsible amongst other things for monitoring the expected performance of property markets across Europe.

D. Quali le differenze tra le modalità e l'approccio dellaTua Società e il modello "classico" dell'investitore? Se ve ne sono... E qual è in particolare il "valore aggiunto" che date all'azionista?
R. We offer our clients the possibility of attaining superior rates of return by adding value throughout the whole property services chain.

D. E adesso parliamo di Fondi immobiliari... Quanti ne gestite, complessivamente?
R. Currently we have three national property funds in Norway, Denmark & Finland. We are also operating a "Fund of Funds" for a number of our institutional clients. Several other funds are currently being developed.

D. Quali sono le principali operazioni concluse e promosse recentemente? E in quali Paesi?
R. Aberdeen has a very strong preseence in the four Nordic countries and last year we acquired the property management businesses of Catella in the Netherlands and in Belgium. Next year we will open an office in the UK.

D. Agite con Partner locali?
R. We act with local players in countries where we don't have offices.

D. Che previsioni fai sull'andamento a medio per il segmento office nei Paesi in cui siete maggiormente presenti?
R. Although we are predicting that European offices are currently in the recovery phase, we expect that future returns will be lower than in the past. For German offices, we are not predicting a recovery to occur before 2007.

D. Che previsioni fai sull'andamento a medio del segmento retail in Europa?
R. We are much more positive for the retail sector as consumer spending is expected to remain fairly strong and a number of markets are still undersupplied in terms of modern retail space.

D. "Ingresso" in vista in altri Paesi d' Europa? Ci sono mercati "emergenti" che state guardando? E l'Italia?
R. Aberdeen is planning to expand the business across Europe (including Italy) and much will depend on finding suitable opportunities.
