«The open-ended real estate fund DEGI EUROPA has made its investment debut in France. With the acquisition of the office building „River Plaza" in Paris with a total investment volume of 175,7m euro the newly realigned fund of DEGI Deutsche Gesellschaft für Immobilienfonds mbH expands its investment universe into another important European property market. The modern office building with 26,739 m² is located directly at the riverside of the Seine river in Asnières which is being attributed to Paris office submarket "Boucle de Seine". The building has been constructed in 2002 and is almost completely let to well-known tenants such as L`Oreal and Fujitsu.
In this transaction, DEGI was assisted by STAM EUROPE, Asset Manager, the notarial office Le Breton & Associés, the law firm White & Case and the technical firm ASAA. The seller Compagnie la Lucette was advised by the notarial office Wargny Katz, and the law firm De Pardieu Brocas Maffei.
Due to its flexible building structure and office areas almost every office type can be realisedaccording to the tenants’ needs. The building has nine storeys, two underground floors and 239 underground parking lots. Thanks to its state-of-the-art equipment and the flexibility of the office space it is currently seen as one of the most attractive buildings in this submarket. Office space demand in Asnières is mainly driven by companies that need large and undivided representative office space not far from the city centre of Paris at moderate rents. Good links to public transport and accessibility by car set the ground for a rising demand of space and rising rents in this submarket.
France’s Capital belongs to Île-de-France region, which with approximately 11.5m inhabitants is not only the urban agglomeration with the largest population in France, but also Europe’s largest office market with 48m m² office space. The current vacancy ratio is around 6.4%.3 ( CS della Società)
