«Representing the largest ever pre-let in Birmingham’s city centre, Ballymore confirmed today that it has concluded the pre-letting of approximately 250,000 sq ft of office accommodation to Wragge & Co, one of the UK’s leading law firms, at Two Snowhill, the second office building at its 1 million sq ft mixed-use Snowhill development.
Designed by Siddell Gibson as the sister building to One Snowhill, (which is already part pre-let to KPMG), Two Snowhill will total approximately 320,000 sq ft of Grade A office accommodation, arranged over 14 storeys, overlooking the scheme’s Central Boulevard and new public open spaces. Construction of Building 2 is to commence in June with completion in 2011.
Overall, Ballymore’s 1 million sq ft Snowhill development is one of the most important and largest redevelopment projects underway in Birmingham, and a model for mixed use, sustainable regeneration.
Once completed, it will create a new city centre business district, boasting Birmingham’s tallest residential tower, the city’s first five-star hotel, a new Westin Hotel & Spa which is to be operated by Starwood Hotels & Resorts, together with the two office buildings at One and Two Snowhill which together will provide some 600,000 sq ft of prime commercial space. One Snowhill has already attracted a major pre-let of some 120,000 sq ft to KPMG, with Two Snowhill setting new records for Birmingham with the city’s largest ever pre-let confirmed to Wragge & Co, solicitors. A range of restaurants, bars and quality retail arranged around new open public spaces such as landscaped squares, tree-lined boulevards and piazzas, will also be created within the development.
DTZ and Atisreal acted for Wragge & Co in the transaction, while CB Richard Ellis and Colliers CRE are the letting agents at Snowhill.
