«ING Real Estate has launched the ING European Healthcare Property Fund. Open to institutional investors, the EUR 800 million fund targets a balanced portfolio of European healthcare assets, with an IRR of 8-9%. Healthcare real estate is a rapidly emerging investment market in continental western Europe. Most of the healthcare property, which is valued at around EUR 400 billion, is still owner-occupied but transaction levels are accelerating due to changes in legislation and government funding. Against a background of ageing populations and continued growth in the demand for healthcare, healthcare real estate offers opportunities for attractive risk-adjusted investment returns. The ING European Healthcare Property Fund will invest in a balanced portfolio of cure, care and commercial healthcare assets, mainly in Germany, France and the Netherlands. Depending on opportunities, the fund may also invest in Italy, Spain, Austria, Belgium and Sweden. The fund's management team led by Wietse de Vries, Fund Manager and Ingrid Hulshoff, Portfolio Manager will be supported by local experts in the various target countries and by ING Real Estate's global healthcare property platform. In the Netherlands, the fund will also draw on the expertise of Medinet, ING Bank's knowledge centre for the healthcare industry. Wietse de Vries, Fund Manager of the ING European Healthcare Property Fund, said: "We have introduced this innovative investment strategy based on demand from the investor community. We are proud to be able to offer institutional investors the opportunity to invest in this sector on a pan-European basis. While expected investment returns are on par with other core real estate strategies, the correlation between healthcare and economic developments is virtually non-existent. This makes healthcare property an excellent diversifier of risk. Moreover, the sector is characterised by stable, long-term cash flows, providing investors excellent inflation-hedging potential."».
