«Commerz Real just acquired the "La Volta" project development in St. Denis for its CGS-Immo-Spezial institutional fund. The property, which has been awarded the French sustainability certificate, offers 6,887 m² in office space, and includes 163 parking spaces. The total investment volume equals roughly 44 million euros. There is a forward commitment for a nine-year lease, to begin after the office building’s completion, which is scheduled for Q3 2009. The tenant is Forclum, a member company of the Eiffage Immobilier group who sold the building.
St. Denis is part of the vibrant Île de France region. The property is raised at one of the leading office locations along the Périphérique motorway orbital that circles Paris. Owing to the superior accessibility of its location between the French capital and Roissy International Airport, "Le Volta" connects directly to the motorway system and public transportation.
The modern technical facilities and the flexible floor plans of the property make alternatives usage a viable proposition for the property, which – on top of everything else – is defined by its environmentally sound building quality. Photovoltaic solar panels to be installed on the roof will permit the office building to generate its own power. "Before the background of soaring energy costs, we opted for this investments in an effort to meet the growing demand for energy-efficient properties that are certified accordingly," says Hans-Joachim Kühl, Board Member of Commerz Real AG and responsible for real estate acquisitions. "With ‘Le Volta’, we acquired another property in the green building segment for our institutional fund segment. In March, our institutional fund property ‘Kraanspoor’ in Amsterdam won the MIPIM Award in the ‘Green Building of the Year’ category." » (CS della Società)
