MIPIM, il Comunicato a conclusione del Salone

MIPIM 2011 international real estate exhibition held at the European film mecca, the famous Palais des Festivals in Cannes, France, from March 8 through March 11 was attended by 18,400 delegates (7% more than in 2010). Representatives of over 5,000 companies from 85 countries throughout Europe as well as Asia and America came here to show their real estate projects, find potential partners, and discuss vital construction, design, development and investment issues. MIPIM, a long-time standard-bearer for all real estate companies, has once again offered all its participants unique tools for business development.


According to Jones Lang LaSalle (European Capital Markets Bulletin), direct investment in real estate in Europe is expected to grow by 30% against 2010. Richard Bloxham of EMEA Capital Markets at JLL, who attended the exhibition, confirmed this forecast saying that Western investments would be focused on projects in two most dynamic markets, Russia and Turkey. Internationally acclaimed economist Dr. Nouriel Roubini also pointed out this East-bound shift in the world economy.


To a large extent this is the reason why Russia, a traditionally high-profile participant, presented expositions of its fifteen regions and commercial projects of over 400 private businesses despite the fact that not everybody has recovered from the crisis. Displays by Moscow, Moscow Region, Saint Petersburg, Sverdlovsk Region, Volgograd Region, Krasnodar Territory, Nizhniy Novgorod Region and Ivanovo Region were particularly impressive.


Head of Moscow’s delegation Vladimir Resin stated that the main task the city hall is facing this year is road and transport facility construction under 46 projects, including multilevel junctions.


Besides its own unique projects Moscow Region exhibited some ambitious projects developed in cooperation with Morton (Butovo Park, Solntsevo Park and Sacramento residential areas) and RENOVA-StroyGroup (Yablonevy Posad, Bogorodsky and Scherbinka residential estates).


Saint Petersburg also exhibited major infrastructural facilities and urban development projects, such as Novo-Admiralteisky Island, Yuzhny satellite town, Slavyanka and Novaya Izhora residential areas and Almaz-Antey center.


Sverdlovsk Region displayed at MIPIM 2011 an upgrading project for the Koltsovo airport and an exhibition center construction project. An agreement between Barcelona’s chief architect José Antonio Acebillo and the management of Middle Urals Development Corporation on intention to work out a town planning concept for Yekaterinburg was signed at the region’s booth.

Some 40 investment projects and proposals were exhibited by Volgograd Region, including a mixed-use development project in the Krasnooktyabrsky District, ACTIVE CITY center, a sports and recreation center in the Kirovsky District, Edem and Amusement Park projects, a technopolis in the Svetloyarsky District, etc.


Large-scale projects of Olympic facilities and sports buildings for the 2018 World Soccer Championship as well as major infrastructural projects were exhibited by Krasnodar Territory. The territory has once again confirmed its status as one of Russia’s best regions for business development. Of special interest for visitors was a presentation of Sochi Resort Complex developed by TOP Project in Imereti Lowland as the first world class resort designed primarily for family recreation.


Keeping pace with regional representatives were private businesses. Many companies brought with them landmark projects, such as residential and non-residential facilities to be constructed by KRT Group in the vicinity of the Ozernikovskoe water reservoir. RENOVA-StroyGroup presented Europe’s largest integrated urban development project – Akademichesky residential district in Yekaterinburg and large-scale integrated urban development projects in Yaroslavl and Moscow Region – Yablonevy Posad residential neighborhood and housing estates in Schelkovo and Scherbinka. RENOVA-StroyGroup was also the only Russian company that presented and successfully implemented its own business program including panel discussion on Modernization and Diversification of the Russian Economy: Attaining Competitive Edge. Performance and Challenge Evaluation on the Way to Sustainable Development of the Construction Market in the European Union and Russia that was recognized by participants in the exhibition as the forum’s most spectacular business event. PIONEER Group of Companies displayed LIFE Skhodnenskaya residential district, the first project implemented on the land of the Russian Housing Development Foundation in Moscow. CJSC NBB-Development presented a number of projects for 2014 Sochi Olympics with planned investment of €750 million. Sistema-Gals and Don-Stroy Invest, which cooperate with VTB Bank as their financial partner, presented a unique booth concept. The companies presented the video installation DEVELOPMENT PHILOSOPHY that describes the basic value system of development in Russia.

It was generally agreed by the experts attending this event that the projects presented at MIPIM 2011 in France outlined new vectors determining international real estate industry trends in the post-crisis period. Time has shown that the market leaves no room for excessively ambitious projects calling for huge investments. What is required is projects designed for living and fit for living. People need comfortable, safe and architecturally attractive buildings.


According to MIPIM Director Filippo Rean, the underlying market stabilization was evident at the exhibition. The increased number of investors (4,000, or a 6% gain on 2010), who visited the exhibition, reflects the mood of the market and the renewed healthy appetite to do business: “What has been striking is that we have seen extremely ambitious projects presented from a very diverse range of countries”, he said. The presence of such a distinguished expert as Dr. Nouriel Roubini, widely referred to as an economic thinker, shows that the real estate market does not operate in an economic vacuum but is an essential part of the global economy.


No final statistics of the exhibition have been released yet (data have just been submitted for processing), but at this point it is safe to say that the exhibition received at least 150,000 visitors.
