"DEGI Deutsche Gesellschaft für Immobilienfonds mbH has acquired 215 Slater Street in the Central Business District of Ottawa, Canada on behalf of its DEGI INTERNATIONAL fund. The total investment volume is 46.5 million euros. The recently completed Class AAA office building with a total area of 10,150 m² is Ottawa’s first property constructed in accordance to Silver LEED standards (Leadership in Energy and Environmental Design) meeting very ambitious requirements in terms of environmental sustainability and energy efficiency. With this second acquisition in Canada, the DEGI INTERNATIONAL fund property weighting outside of Europe increases to 17,3%. "The acquisition of this high quality asset brings us closer to our strategic objective of increasing the fund’s weighting outside Europe up to 40%. We assume that green buildings have an important future role for both investors and tenants", says DEGI’s Managing Director Malcolm R. Morgan. DEGI has retained Morguard Investments Limited, one of Canada’s premier real estate investment advisors and management companies, to be its advisor for this property. Contemporary architecture and environmental protection : The eight-storey building is let to 95% to Canada’s second largest telecommunication provider Telus Communications Inc. The building was designed and constructed specifically to suit the corporate image and demanding requirements of Telus Communications in terms of environmental sustainability and energy efficiency. It is situated in the core of Ottawa’s CBD within walking distance from Parliament Hill and the Supreme Court of Canada.
Canada’s most stable office market : As Canada’s capital City, the Federal Government is a strong driver of demand for office space resulting in consistently low vacancy rates in the Central Business District of far less than 5%.
