International Campus sviluppa uno studentato da 330 appartamenti a Ludwigshafen in Germania

International Campus Group (IC), a leading investor, developer and operator of student and urban living concepts in Europe, just acquired a plot earmarked for a planned student apartment block in the city of Ludwigshafen in Rhineland-Palatinate from Aberdeen Standard Investments Deutschland AG and GeRo Real Estate AG. International Campus will develop the scheme with around 14,000 square metres (GFA) with its own in-house development team. The student apartment block is part of a larger district development and will have more than 330 flats, around 135 car and around 400 bicycle parking spaces, as well as generous communal areas, such as roof terraces and communal kitchens. Construction work on the corner of Halbergstrasse and Rheinallee will commence late in 2022 with an opening scheduled for late 2024. A day care facility will be included on the ground floor of the building.

”This great location close to the river Rhine is a great addition to our THE FIZZ portfolio and we don’t currently have a scheme in Rhineland-Palatinate. The macro and micro location absolutely convinced us as all key institutions in both Ludwigshafen and Mannheim can be accessed quickly from the scheme”, noted Michael Stapf, CIO of the International Campus Group. “We would like to thank the City of Ludwigshafen for the cooperative collaboration and are pleased to be part of a larger neighbourhood development with a good urban planning concept. International Campus will manage the property and develop it in-house. With additional student flats, we will relieve the strained housing market in the metropolitan region. The day care on the ground floor will also contribute socially to the neighbourhood.”

“For International Campus, the property development in Ludwigshafen represents the third acquisition for the brand THE FIZZ this year, having previous bought assets in Berlin and Leiden. On the top of that, we have had openings in Freiburg, Hamburg and Utrecht over the past several months,” says Rainer Nonnengässer, Executive Chairman of the International Campus Group. “With Ludwigshafen included, we acquired about 2,200 apartments in 2021, bringing the total number of units either operational or under development in Germany, the Czech Republic, Austria and the Netherlands up to around 6,900 units. In the year ahead, we will keep stepping up the pace of growth for our two brands, THE FIZZ and HVNS, with further acquisitions in attractive metropolises and university cities.”

THE FIZZ Ludwigshafen, located in the southern section of the inner city, will be optimally connected to the regional rail and rapid transit system via the railway station Ludwigshafen-Mitte. The city centre is only a short walk away. The Rhine promenade and the city park are also within walking distance. The University of Mannheim can be reached quickly by tram, on foot or by bicycle via the nearby Konrad Adenauer Bridge.

Mannheim is the centre of the economically strong Rhine-Neckar metropolitan region and, with around 310,000 inhabitants, the second largest city in the federal state of Baden-Württemberg. Ludwigshafen has around 170,000 inhabitants and is the second largest city in the federal state of Rhineland-Palatinate. Ludwigshafen also has a university with just under 5,000 students, whose Maxstrasse location is also nearby.
