Milano, presentato il "Protocollo Hines degli investimenti immobiliari responsabili"

Durante il “Real Estate Forum” organizzato il 23 ottobre a Milano da Hines, è stato affrontato il tema degli investimenti socialmente responsabili nel rispetto di un’adeguata redditività per gli investitori istituzionali, con la presentazione del primo protocollo in Italia dedicato agli investimenti sul territorio e immobiliare promosso dalla Fondazione Riccardo Catella.
Il tema della reputazione del settore degli operatori e degli investitori che operano sul territorio unitamente alla definizione di adeguati standard di sostenibilità ambientale e sociale per i prodotti dell’industria immobiliare e delle costruzioni rappresenta un argomento ritenuto strategico nelle prospettive del mercato e dell’economia nazionale.
Il protocollo, partendo dal presupposto che un approccio responsabile e sostenibile è parte integrante nell’operare sul territorio, evidenzia come parametri misurabili che definiscano adeguati standard condizioneranno in modo irreversibile le valutazioni di mercato ed i requisiti che verranno richiesti dagli investitori.
Il Property Working Group dell’Iniziativa finanziaria del programma delle Nazioni Unite (UNEP FI) ha affermato che l’investimento immobiliare responsabile può essere considerato: “un approccio all’investimento immobiliare che riconosce considerazioni di carattere ambientale, sociale e di governance insieme ad obiettivi finanziari più convenzionali. Va oltre i requisiti minimi di legge, per migliorare le performance ambientali o sociali dell’immobile, attraverso strategie quali la rivitalizzazione urbana, o la conservazione delle risorse naturali.”
L’Investimento Immobiliare Responsabile può essere attuato lungo tutto il ciclo di vita dell’immobile: dallo sviluppo e acquisizione di immobili progettati con caratteristiche ambientali e sociali positive (come alloggi per redditi più bassi o bioedilizia), alla ristrutturazione di immobili per migliorare le loro performance (per esempio, efficienza energetica o abbattimento di barriere architettoniche) o alla gestione responsabile delle proprietà (condizioni di lavoro eque per gli addetti ai servizi o prodotti per la pulizia ecologici), fino alla demolizione di immobili in modo coscienzioso (ad esempio, riutilizzo dei materiali recuperati sul posto per il nuovo sviluppo).
Il protocollo vuole rappresentare una panoramica dei più significativi studi internazionali sugli Investimenti Immobiliari Responsabili (RPI), con la formulazione di una matrice di indicatori, di unità di misura e di modalità di definizione dei target obiettivo che possano essere declinati ed applicati dagli operatori di settore. In prospettiva la Fondazione Riccardo Catella intende promuovere ed evolvere il protocollo in collaborazione con le associazioni di settore.
L’applicazione del protocollo è stata avviata con due progetti pilota. Il primo nell’ambito della gestione di fondi immobiliari da parte di Hines Italia SGR che ha adottato il protocollo e formulato una matrice di obiettivi al fondo Hines Italia Core Opportunity Fund destinato ad investimento a reddito. Il secondo nell’ambito della gestione degli edifici da parte di Coima.
Hines è uno dei maggiori gestori indipendenti di fondi immobiliari a livello mondiale, con un patrimonio gestito di oltre € 25 miliardi. Negli ultimi 24 mesi il gruppo ha raccolto oltre 3 miliardi di euro presso investitori internazionali e 400 milioni presso investitori domestici in Italia.
In Italia, tramite la controllata Hines Italia SGR S.p.A, svolge attività di Investment Management.
Hines Italia SGR S.p.A. è operativa dal luglio 2009, nella gestione collettiva del risparmio, attraverso fondi immobiliari riservati a investitori istituzionali.
Hines Italia SGR gestisce attualmente 9 fondi immobiliari per un totale di investimenti di oltre € 3 miliardi per oltre 30 primari investitori istituzionali italiani ed internazionali, tra cui: Fondi Pensione, Assicurazioni, Fondazioni, Banche e Casse di Previdenza.
L’azionariato di Hines Italia SGR è così composto: Hines, 67%; Unipol/Fondiaria Sai, 18%; Manfredi Catella, 10%; Francesco Micheli, 5%.
Hines Italia SGR – Investment Management gestisce indipendentemente i patrimoni e i fondi istituzionali, cura la diversificazione del portafoglio a livello domestico e internazionale e controlla il rischio a livello di portafoglio.
Le linee strategiche di sviluppo di Hines Italia SGR sono: gestione indipendente di patrimoni e fondi istituzionali; gestione differenziata per fondi core, value-added e di sviluppo; capacità di gestione e controllo del rischio dei singoli investimenti immobiliari; gestione della diversificazione patrimoniale italiana e internazionale di investitori istituzionali italiani; assistenza ad investitori istituzionali, gruppi aziendali, società industriali nella razionalizzazione della gestione del proprio patrimonio immobiliare attraverso le costituzione dei fondi dedicati; applicazione dei più elevati standard internazionali nella gestione di patrimoni istituzionali, nello sviluppo del territorio ed in materia di sostenibilità applicata agli investimenti immobiliari.
Relativamente alla riqualificazione del patrimonio esistente, sia con riferimento ad edifici a reddito di classe A sia di riconversioni di edifici con destinazione residenziale, Hines Italia ha raccolto circa 170 milioni di euro di capitali destinati a questa strategia di investimento.
In particolare è stata completata la prima fase di raccolta del fondo destinato a politiche di riuso denominato Hines Italia Value Added Fund con circa 90 milioni di euro.
Il fondo Hines Italia Core Opportunities destinato ad investire in immobili di classe A con particolare attenzione ai requisiti di sostenibilità ambientale ha avviato la fase di raccolta con impegni già perfezionati per 80 milioni di euro.
Manfredi Catella è Presidente e Amministratore Delegato di Hines Italia SGR: prima di entrare a far parte del Gruppo Hines, Manfredi Catella è stato Director e Membro del consiglio di J.P. Morgan Fleming Asset Management. In precedenza ha lavorato nelle divisioni Investment Management e Real Estate di Caisse Centrale des Banques Popullares, HSBC a Parigi e Heitman a Chicago.
